Proposed Development Plan
This is a plan that was presented to us by a group of architects with a civic minded, progressive vision of urban development. This is a concrete visualization of an alternative development model for the lot. It includes space for a permanent, covered market, boardwalks and outdoor spaces for restaurants and cafes, all within the philosophy of preserving the integrity of the lot as a positive outdoor commons for the residents of Montrose. The proposal seeks also to achieve LEED platinum certification for all buildings, and we are researching the potential to also satisfy LEED ND (Neighborhood Development) standards using the framework of this plan. LEED Neighborhood Development standards emphasize the use of “mixed use development[s]” that “encourage walking, bicycling, and public transportation for daily errands and commuting.”
From the LEED Neighborhood Development 2009 Report:
“Green neighborhood developments are beneficial to the community and the individual as well as the environment. The character of a neighborhood, including its streets, homes, workplaces, shops, and public spaces, significantly affects the quality of life. Green neighborhood developments enable a wide variety of residents to be part of the community by including housing of varying types and price ranges. Green developments respect historical resources and the existing community fabric; they preserve open space and encourage access to parks. Green buildings, community gardens, and streets and public spaces that encourage physical activity are beneficial for public health. Combine the substantial environmental and social benefits and the case for green neighborhoods makes itself.”
And so our endeavor makes its own case, and the Montrose Land Defense Coalition is working towards the goal of preserving existing green space within long-term goals of promoting positive urban development.

I think it’s great that so many people are getting behind this cause. That someone took the effort to draft up a plan like this is emblematic of the enthusiasm the community at large feels about developing this land into something relevant to our needs. When the MDLC succeeds, I think it would be awesome if the plans included provisions for some sort of outdoor performance space, like a permanent stage or amphitheater. That’s my two cents, but any way you shake it, this is a great little movement to get behind and you have my support!
